But when I evaluate a property market, I know it’s not just about the building itself. The market around it matters just as much. Over the years, I’ve developed a simple checklist to help me quickly assess whether an area is worth pursuing. Here are the three key signals I always look for before making any business decision.

1. Local Demand: Is There a Buzz?
First, I check the level of demand in the local area. Are properties selling quickly? Are there multiple offers, or do listings linger for weeks? Strong demand usually means good resale or rental potential.
How I Check:
I look for “sold STC” banners on Rightmove and watch how long properties stay on the market. If homes sell in days, that’s a strong sign of demand. I also listen for local talk—are people moving in, or out?

2. Regeneration & Development: What’s Changing?
Next, I look for signs of regeneration. Areas with new transport links, schools, or shops often see the biggest growth.
What I Look For:
I follow local council news and property updates for upcoming projects. Even a new supermarket can change a neighbourhood. I’ve worked in areas before major improvements and watched values rise as work finished.

3. Rental Yields & Resale Value: What’s the Long-Term Potential?
Even if I plan to sell at auction, I always check rental yields and resale value. This helps me judge the area’s long-term stability.
How I Assess:
I compare the purchase price, renovation costs, and likely rental income. If the yield is strong and the area is improving, it’s usually a green light.
