We’re only a few months into 2025, but already there are some clear shifts happening in the property world — and as someone who is actively building a property business this year, I’m paying close attention to what’s happening.
It’s no secret that the past couple of years have been full of uncertainty. From Liz Truss’s Mini Budget that led to a surge in mortgage rates, the subsequent withdrawal of mortgage products and a drop in house prices and buyers (that one’s not personal at all!). To inflation concerns and media speculation, many people have felt unsure about whether now is a “good time” to get into property.

But going by what I’ve seen so far this year — through networking, sourcing, market research, and conversations with other developers — the opportunities are very much still out there. You just need to know what to look for AND ACTIVELY LOOK!
Here are five of the key trends I’ve noticed so far in 2025 — let me know if you think the same and what you’re doing about them.
1. Confidence in the Market is Returning – but Cautiously.
Both buyers and sellers are starting to come out of the ‘holding’ pattern that we seem to have been in for the last 12 months. Whilst interest rates and lending conditions are obviously still in the front of everyone’s mind, I’ve noticed a renewed sense of cautious optimism — especially among experienced investors.
Properties that represent genuine value or long-term potential are getting snapped up quickly. It’s still competitive in some niches (like flips and serviced accommodation), but the decision-making definitely feels more strategic than in recent times.
For me, that means staying laser-focused on the fundamentals and making sure the deal stacks before rushing in and being tempted by a shiny turkey!
2. Quality Is Winning Over Quantity
Across both sales and rentals, one thing is clear: people are becoming more discerning.
Buyers are looking for homes that are finished, functional, and thoughtfully presented. Renters want spaces that feel like home, not just a temporary stopgap. Gone are the days of doing the bare minimum and expecting to get top whack for it.
This is something that really resonates with me from my home staging days. Excuse the language, but as Chris says, you can’t polish a turd! We have always wanted to be known for creating high-quality, well-finished homes — whether they’re for resale or for rent, so this is definitely something I can get behind. It’s not about over-spending, but it is about understanding what people want and delivering it well.

3. Creative Deal Structures Are Gaining Ground
One of the most interesting things I’ve noticed is how open sellers and investors are becoming to creative ways of doing deals.
Lease options, delayed completions, vendor finance — all of these are getting more attention. And they’re not just theory; I’ve had conversations with people who are actively doing them.
This really suits us for where we are in our journey. As we build our business and relationships, being open to flexible structures helps us secure better deals, manage our cashflow smartly, and gives us the ability to find solutions that work for all parties, meaning that there is a win-win for everyone.
4. Serviced Accommodation Is Evolving (Not Dying)
I’ve heard a lot of talk online about whether SA’s are still viable in 2025 — but speaking to various people at the networking events I’ve been to, it’s never been better, so I think it depends on where you are and how you do it.
Over-saturated areas and under-managed properties are always going to struggle. But in the right locations, with proper guest experience and compliance, SA still offers fantastic returns.
I’m keeping a close eye on this space as SA is a strategy we’re very interested in — but only when the area, numbers, and compliance all make sense. The key is treating it like a business, not a side hustle and, as always, doing your due diligence.

5. More People Are Looking to Partner
This has been a really encouraging trend — more and more investors are looking for partners they can trust. I’ve had several conversations already with people who aren’t looking to go it alone anymore. They want collaboration, shared vision, and long-term value.
That’s exactly the kind of approach we’re building our business around. Again, it’s all about due diligence, but there are other factors involved when working with someone else.
The reality is, success in property comes down to people — building relationships and trust, as well as having shared ambitions are all key, but so is being able to get on with someone and working out how things will work for you both – who will be doing what. For us, building those relationships is just as important as finding the right deals.
Final Thoughts
So far, 2025 feels like a great year for those who are clear on their strategy, committed to doing things properly, and open to working together.
Yes, there’s still uncertainty out there — but there’s also momentum. And I’m genuinely excited for what’s ahead.
